RentalAnalytics is a public-data rental intelligence site that gives landlords and investors a source-labeled starting point for rent, cap rate, and cash flow.

Jeff publishes it so the number you take into a renewal or an offer still names its file. A biography, a founding year, and a street address are not published. The method is.

Three tools are live, free, and run in the browser. Five tools are preview. Estimated fields are labeled. Landlords and investors use them before a renewal conversation or a purchase offer. This is not a brokerage, property-management company, or lender. We do not list units, collect rent, or place financing. Nothing here is investment advice, legal advice, tax advice, or an appraisal. What RentalAnalytics does

The site publishes calculators, city reports, a resource center, and a read-only API. Each one starts from public files and says when a field is estimated.

Live calculators

Three tools are live, free, and run in the browser. You open the page, enter a ZIP or a deal, and get a labeled result you can take into your own underwriting. They are starting points, not a closing number.

Market tools

Five tools are preview. They still run in the browser on published files. They are not live underwriting tools. Fifteen prebuilt city reports use the same honesty rule: HUD-anchored rent, with vacancy, growth, and cap-rate blends dated 2024-Q4 and labeled estimated.

The tools index also links a Cap Rate practice table. That is a game, not another market calculator. Educational tax worksheets (a Schedule E-style net, vacancy sensitivity, 27.5-year depreciation, and a 1031 checklist) sit apart from these tools and are not tax advice.

LandlordIQ MCP and Muse

Both connectors are live on the site. LandlordIQ is a read-only HTTP API with an MCP manifest: seven GET tools that return data, a confidence score, a freshness stamp, and a source string. Claude Desktop, Cursor, and other MCP clients can use the published configs. The free tier is 60 requests per hour per IP and needs no key.

Muse has no MCP support, so the Muse page is a custom-connector setup. You paste the OpenAPI URL. The free tier needs no token. Do not invent a Bearer token. A paid key, 10,000 requests per day, is optional and is requested from api@rentalanalytics.com. Regulation calls remain editorial digests, not legal advice. If confidence is under 50, treat the figure as a range.

Resource center and data notes

The resource center explains how to read the tools: HUD files, cap rate versus cash-on-cash, vacancy, renewals, and operating expenses. Posts are bylined to the RentalAnalytics editorial team. They cite public sources and do not invent a rent to fill a paragraph.

The Rent Estimator hero is a HUD FY2026 50th-percentile (not FMR) figure scaled onto the ZIP FMR/SAFMR, aged with BLS CPI Shelter (3.2% YoY as of July 2026). HUD Fair Market Rents / Small Area FMRs for FY2026 (effective 2025-10-01) remain the labeled 40th / voucher number. ACS 2024 5-year B25031 is a second occupied-unit anchor with a margin of error. What makes RentalAnalytics different

RentCast and Zillow Research publish their own rent series. This site names them as category context and publishes its own method, vintage, and source labels. It does not rank those products, assign them traffic, or claim an accuracy percentage against them.

Source-labeled data

Every rent, vacancy, growth, and cap-rate figure is tied to a named source. The rent hero uses HUD FY2026 50th-percentile rents scaled onto ZIP FMR or SAFMR, with Census ACS 2024 5-year B25031 as a second occupied-unit anchor. When a field is a blend, the label says estimated. You can open the methodology and the data-sources page and see the files.

Client-side tools

The calculators run in the browser. The privacy policy states that values you type into a free tool are not sent to our servers. There is no account and no signup wall in front of the live or preview tools. You can use them, leave, and nothing on the site has stored the rent or the purchase price you tried.

Honest vintage

The estimator ages the HUD figure with BLS CPI Shelter, 3.2% year over year as of July 2026. Vacancy, year-over-year growth, and cap-rate blends on city pages remain dated 2024-Q4 and stay labeled estimated. We do not relabel an older file as current. We also do not invent traffic or user counts. Any weekly-user figure on the homepage is labeled simulated.

Fair Market Rent stays the voucher number

HUD Fair Market Rent is the 40th-percentile gross rent used for voucher payment standards. It is not the asking rent on a listing, and it is not the hero on the Rent Estimator. The hero is the separate 50th-percentile series, scaled to the ZIP and aged. Calling the 40th figure "market rent" would misstate the file, so the label stays 40th / voucher.

Who uses RentalAnalytics

People use the site before they underwrite, set a renewal, or brief someone else. We do not publish customer counts, so these are the jobs the tools are built for, not a census of users.

How RentalAnalytics works

You open a tool and use it. There is no signup, no trial gate, and no onboarding call. Nobody is assigned to a free visit. A response-time commitment is not published. Replies, when you write, are by email.

  1. Open a live calculator or a preview tool from the tools index. City reports and the resource center are ordinary pages with the same files.
  2. Enter a ZIP, a rent, or a purchase price in the browser. The page computes from published HUD, Census, and BLS files. Those inputs are not uploaded.
  3. Read the labeled result. The rent hero is a statistical median, not MLS asking rent. HUD Fair Market Rent stays the 40th / voucher number beside it.
  4. Confirm with local comps and a licensed professional before you set a rent, sign a lease, or close a purchase. The site does not transact.
  5. If you are connecting an agent, follow the MCP guide or the Muse connector. The free tier needs no token. A paid key is optional.

What personal data do the calculators collect?

The free calculators run in your browser. The privacy policy says those inputs are not collected, stored, or sold. Server logs (IP, user agent, URL, and timestamp) are kept for 30 days for security and rate limits, and LandlordIQ API queries are retained 90 days. Email privacy@rentalanalytics.com to request deletion of logs that include your IP or API key.

No. The terms say the tools and data are informational. Regulation summaries are plain-English starting points, not legal opinions, and the tax worksheets are not a filing. Confirm values with local comps and licensed professionals before you transact.

Do I need an account to use the calculators?

No. Live and preview calculators open without an account or a signup wall. The LandlordIQ free tier also needs no API key, at 60 requests per hour per IP. A paid key is optional and is not required to read the site.
