What it does

A choropleth-style heatmap covering the 50 largest U.S. metros. Each metro is colored by current vacancy minus its 10-year median — green where supply is tighter than usual, red where it's looser.

Why it matters

Vacancy is a leading indicator of rent direction. Metros 200+ bps above their long-run median have historically seen flat or negative rent growth within 12 months.

Data sources

U.S. Census Housing Vacancy Survey (HVS) quarterly metro estimates and ACS 5-year rental vacancy rates. Both are public datasets.
