Three layers — keep them apart

Market context, cash flow, and tax education are not one number.

This hub will not print a blended “return after tax using live FMR.” HUD rent is a market statistic. Cash flow is money that moved. Tax education is how some of those items appear on a teaching worksheet.

HUD Fair Market Rent, city reports, and the rent estimator describe statistical or voucher-related rent. They are not rents you received and not taxable income by default.

Vacancy, operating expenses, and debt service belong on a P&L first. Mortgage principal is not an expense here; interest may be a worksheet category later.

A sample identity: $24,000 rents − $1,680 vacancy (7%) = $22,320 effective rent. That figure is a teaching identity, not rents from a property, not HUD FMR, and not a Schedule E result.
