YoY figures are the yoy_growth_pct field already published in markets.json. That file’s _meta labels YoY, vacancy, and cap rate as estimated blends of public sources (ApartmentList, Census ACS, NCREIF metro tiers) as of 2024-Q4 — not live MLS.
The 12-month projection, when shown, is only current 2BR median × (1 + BLS CPI Shelter). Same 3.2% constant as the Rent Estimator (BLS Shelter YoY, July 2026). It is an illustration, not a guarantee.
