One page assembled from files we already publish: HUD FMR + HUD 50th + ACS B25031 samples, 15-city markets.json, cap-rate tier bands, and the regulation digest. If a ZIP is not in those files, we say so instead of filling gaps.

What is composed — and what is omitted

  • Rent band — same HUD 50th-scaled statistical median as the Rent Estimator (FMR shown as 40th / voucher). Out-of-sample ZIPs are flagged as extrapolated.
  • Metro snapshot — only if the ZIP maps to a markets.json city (exact city ZIP, or HUD city+state of a covered metro). Then we show that city’s estimated YoY, vacancy, cap rate, blurb, and tier.
  • Cap-rate band — from cap-rate-benchmarks.json via zip_to_tier, or the covered city’s metro_tier. No silent Tier 2 default for unknown ZIPs.
  • Regulations — digest if the city is in regulations.json; otherwise “coverage limited.” Not legal advice.
