Is HUD Fair Market Rent the asking rent?

HUD Fair Market Rent is the 40th-percentile voucher schedule. The estimator hero is a separate HUD FY2026 50th-percentile rent, scaled to the ZIP and aged with BLS CPI Shelter. It is a statistical median. It is a starting point beside local comps, and it is not an appraisal.

What do I need to open a calculator?

A ZIP, a bedroom count, or a purchase price you already have. Live and preview tools open with no account. Inputs stay in the browser.

What is live, and what is preview?

Rent Estimator, Cap Rate Calculator, and Cash Flow Analyzer are live. Rent Growth Tracker, Vacancy Panel, Lease Renewal Advisor, OpEx Benchmark, and Market Summary are preview. The tool list on this page labels each one.

Can an agent call the same files?

LandlordIQ is a read-only API with seven GET tools, a confidence score, and a source string. Muse has no MCP support, so the Muse connector is a custom OpenAPI setup. The free tier needs no token.

How current are the city figures?

HUD FY2026 rents are effective 2025-10-01. The estimator ages that file with BLS CPI Shelter. Vacancy, year-over-year growth, and cap-rate blends on city pages stay dated 2024-Q4 and labeled estimated.
