How accurate is this?

The hero number is a statistical median from public files, not an asking-rent scrape. HUD Fair Market Rents / Small Area FMRs are the 40th-percentile voucher schedule — we still show them, labeled as 40th / voucher. The lift uses HUD’s separate FY2026 50th-percentile series (not FMR) as ZIP FMR/SAFMR × (area 50th ÷ area 40th), then BLS CPI Shelter and a small property-type multiplier. ACS 2024 5-year B25031 is a second occupied-unit anchor with the Census margin of error. We do not drop a ZORI all-homes ZIP dollar onto a 3BR estimate.

For ZIPs outside the sample we fall back to a national FMR median, flag extrapolated, and do not invent ZORI or a HUD 50th. Bedroom counts above 4 use HUD’s historical +18% pattern. Live listing comps will usually read higher — free public files do not close that gap.
